Buyer Representation


Buyer representation occurs when a real estate brokerage representing a buyer must do what is best for the buyer. The contract, called a buyer representation creates an agency relationship between the buyer and the brokerage.  The contract outlines services, fees and obligations of both the buyer and the brokerage.  In most cases, commission fees are paid by the seller and the buyer does not incur any commission fees when purchasing a home.   It is in the buyer's best interest to engage the services of a licensed real estate professional when purchasing a home.  Your representative will make sure you don't overpay for your new home or realize after the purchase that the home has expensive defects.   It does not cost a buyer anything to be represented but it could cost you a lot if you decide to go it alone.   Remember,  when you approach the selling agent of the home, that agent is working for the seller but still must deal with you fairly and honestly.    Have your buyer agent make sure you are represented.    You would hire a lawyer to do the paperwork wouldn't you?   Why would you not use a professional to help you with the most expensive purchase you make?
